Project Manager

The Project Manager position is responsible for the business development, estimating, contract negotiations, team leadership, and the day-to-day scope, schedule, budget, cost, and risk management for their projects.

Key Responsibilities:

Project Management – Responsible for overseeing and managing all aspects of multiple commercial construction projects simultaneously

– Scope
o Hands-on knowledge of project scope
o Thorough understanding of building systems
o Eye-of-excellence on work quality
o Owner contract review and identification of key insurance and damages clauses

– Schedule
o Coordinate and manage the planning and scheduling of projects
o Track and update the project schedule, as necessary
o Lead and support the superintendent in completing projects per the project schedule

– Budget
o Responsible for cost estimating, budgeting and forecasting
o Prepare detailed conceptual cost estimates and cost studies from schematic or feasibility level documentation
o Prepare detailed instructions to bidders, trade specific clarifications and comprehensive bid packages
o Preparation and presentation of cost / budget information to the Customer / Owner
o Lead and facilitate Value Engineering sessions with the project team and design team
o Cost Control – project cost management, project financial status reports and forecasts, owner billings and collections

– Change Management
o Lead the defining of scope changes.
o Lead obtaining fair pricing from subcontractors and negotiating change orders with owners.
Customer Relations – Responsible for the overall customer experience and maintaining existing and building new relationships in order to sustain a project pipeline for the company

– Customer Satisfaction – Owner, Tenant, Construction Manager, Architect, Broker
o Accountable for Customer Satisfaction
o Key point of contact with Owner, Tenant and Architect
o Accountable for project completion and quality

– Business Development – Leverage relationships to create project opportunities for the company and maintain a project pipeline
o Develop and maintain relationships with key stakeholders in order to generate business with new and existing customers
o Lead the team involved in Request for Proposal (RFP) responses and the formal presentations for projects
Team Leadership – Responsible for optimizing their team members’ employee experience and playing a key role in accomplishing the company objectives
o Lead, develop and evaluate all project team members (superintendents, and project coordinator)
o Engage and support field staff
o Identify and implement process improvements
o Support company initiatives
o Support other team members and contribute to a positive employee experience
Other responsibilities as requested.

 

Education, Experience and Skills:
• A four-year college degree, or equivalent experience is preferred (construction management or engineering)
• Must have a minimum five (5) years of commercial construction, project management experience with demonstrated experience in managing tenant improvements
• Must have a demonstrated ability to simultaneously run multiple projects
• Must have experience in scheduling using MS Project or similar technology
• Past hands-on field experience is a plus
• Experience with project management software is preferred
• Must have basic computer skills; including Excel
